Think about your needs. Once you have decided to buy a property, it is important to understand what you require in your new home. From your decision to move, start making notes on what is most important to you. This will drive your initial forays into what's on the market.

In particular, spend some time thinking about your main reason for moving. There will probably be many reasons you are moving but you need to find the one that is most important.

It could be lack of space, a change in circumstances, a new job, a child on the way, relocation to Cornwall, a chance to buy that second home you've always dreamed of or searching for a place to enjoy your retirement. Whatever it is, note it, discuss it and remember it.

While thinking about where your potential new home might be and what it might be like, it's worth considering the following issues closely.

Budget

If you'll be borrowing money, consult an independent financial adviser (IFA) at the outset. Your IFA will be able to give you advice on suitable mortgages and the deposits needed to get them. This advice will give you pointers on where you'll be looking and for what kind of home. It is especially important during times when the mortgage market is rapidly changing. Don't forget one-off costs such as a mortgage valuation survey, conveyancing fees plus disbursements and stamp duty.

Location, location, location

It's been said a million times but this is one of the most important decisions facing you in your decision to move. The location will be affected by your budget but you have to balance your dream location with your needs list because larger, and potentially more appealing, properties can often be found for the same price in less popular areas. Location affects many things including the property size and type you can afford, commuting time, available schools and travelling time to friends and family.

Other Factors

Think of other things that matter to you. Think about age, size, type of property, number of bedrooms or bathrooms, parking, garaging, outdoor storage, utility space, potential for development, a garden, aesthetics and style.

Appoint a Solicitor

In the meantime, it is good practise to choose a solicitor to represent you once you have found a property you wish to buy. Local solicitors will be able to guide you from their local knowledge which can prove invaluable in the conveyancing process.
